In 1971 you sold Mary Lou and me an industrial warehouse building in Vernon with the County of Los Angeles as the tenant, a top quality tenant who, 38 years later, is still in occupancy of this property. A couple of years later you sold us the four building complex in Downtown Los Angeles which remained fully occupieduntilthe recent major renovation of the building, which was totally coordinated and supervised by your staff.

In addition to these wholly owned properties, over the years we have invested in several of your investment partnerships and LLC’s and enjoy the appreciation, monthly distribution checks and your management skills in keeping all of our investments in sound condition.

I shall continue with Gary, Sr. and his staff and I have advised my heirs to keep everything just the way it is. Please don’t hesitate to use my name as a reference, and I authorize you to give my telephone number to prospective clients. Gary Herman, Sr. has been the manager of my family’s properties for forty-five years. Beginning in the mid 1960’s he managed my grandfather’s and then my father’s properties, and now he manages my properties. Gary has also acted as our broker on real estate transactions, and my father appointed him Trustee and Property Manager for my minor daughter’s properties.

I share with my late father the utmost trust in Gary’s abilities as a manager, as well as faith in his honesty and integrity. My properties stay rented, well maintained, and problem free.

My family’s relationship with your firm goes back to 1947, when my father purchased his first California real estate investment from your father.

In the past 20 years, I have invested in eight properties with your company, both directly and as trustee for my daughters. Your management company negotiated the purchases, set up the investment vehicles in conjunction with an attorney, and then takes care of all aspects of property management. These include collecting rents, making distributions, negotiating leases, and maintaining the condition of the property. The depth of my trust is reflected in the large number of investments I have chosen to make with your company. I always have found you available to answer questions and deal with other issues way beyond those required for property management. The personal quality of your service cannot be found elsewhere. I have encouraged my friends to take advantage of this amazing situation.

Finally, I want to mention that these investments provide more liquidity than the typical real estate investment. This derives from the cooperative nature of the investing group. Thus, if a partner dies and needs cash for estate taxes, the other investors have been willing to purchase the deceased’s share. No other manager provides this sort of flexibility for his clients.

Babz and I are very pleased in the manner in which you and your firm have represented us in the managment of our four investment buildings in Downtown Los Angeles. We also enjoy the benefits of being pertners in the three investment properties you put together and included us. The monthly distribution checks keep us smiling!

More than 25 years ago, Leonard Wagner of the S. D. Herman Co. contacted my grandmother with a proposal. Mr. Wagner had noticed that two of our buildings had been closed for three months because the renters owed back taxes. My grandmother agreed to have the S. D. Herman Co. manage the property if they could get the IRS to release the buildings for rent. This was done in short order, and the Herman Co. took over the account. Within a short period of time, rents were raised considerably in order to bring them up to present day rates, and much overdue maintenance was attended to.

Over the years, we have survived several fires and closings beyond our control, but the timely professional attention by the S. D. Herman Co. has quickly put us back in business. Led by Gary Herman Sr., his staff has always been on top of market conditions, and has always performed in the most professional and honest manner.

We have enjoyed a most friendly relationship throughout the years as Gary, Sr. and his staff have continually made themselves readily available to us at all times. We look forward to working with them for many years.
